Cleaning and prepping your home to sell can increase its value by 3% - 5%. We'll discuss ways to make a great impression. I will also recommend what minor repairs should be complete before listing your home. I've been selling homes for so long, I know what is important to home buyers!

1. MAILERS
I know most agents will tell you these are a waste of time and money, but my
data tells me otherwise. This is where we let all the neighbors know about your
home. Mailers also include an email campaign.
2. SOCIAL & INTERNET
The power of the internet is strong. Facebook, Instagram, Google, Realtor.com,
Zillow, Listhub, Sellinwithelin.com, Beiler-Campbell.com, and the list goes on! your home will have complete internet exposure.
3. SHOWINGS & OPEN HOUSE
After launching your home online, buyers are really invested in seeing your
home as they have already gotten a taste on line. We will discuss whether or
not to start showings at the open house, or a few days prior.
OPEN HOUSE
Open Houses are essential when selling a home. Each open house will give your property renewed attention on all of the online portals and make your listing pop up in front of more potential buyers.
OFFER PRESENTATION
Offer presentations happen any time we receive an offer. We'll get together to review the offers side-by-side so we can compare them and decide on which one to accept or negotiate with. If we are in a multiple offer situation, we will decide together what the best strategy will be. This may be reviewing offers as they come in, or setting a deadline.
CONTINGENCY REMOVAL PERIOD
In real estate, a "contingency" refers to a condition of the Agreement of Sale that needs to occur in order for the transaction to keep moving forward. For the buyer, there are many contingencies that they can choose to include in your contract. We will review these when the time comes but to name a few: financing, inspections, appraisal, home sale etc..

CLOSE ON YOUR HOME AND CELEBRATE!
It's closing day! The big Day! Before we actually get there, the buyers will have done their pre settlement walk through. You will need to leave your home completely empty and clean as the buyers should be the last people in the home. Any nail holes from pictures should be patched and touched up. My motto is "Leave the house the way you would want it left for you." Put all keys, garage door openers and manuals in a drawer in the kitchen. I will accompany you to closing to ensure a smooth transaction.
